This residence hall’s renovation was planned over the span of a year, as we developed a strategy for the gut renovation of the 17-story, 1931 landmark building. Previously named Hayden Hall, the building is prominently situated within NYU’s urban campus (along the Western edge of Washington Sq. Park), and is one of several residence halls that have been renovated by MAD. Lipton Hall now houses over 700 freshman students and a limited number of faculty residents, who enjoy contemporary interiors within this historic building.

Along with the reconfiguration of student rooms, the building received new program elements such as a Commuter Den (PA for 184 persons) which was developed during multiple community gatherings we spearheaded with Student Life staff. This new program was proposed to replace an abandoned pool that existed in the cellar. Lounges, study rooms, music practice rooms and even a Common kitchen were incorporated on the lower three floors of the building, encouraging interaction and a sense of community for the incoming students.

Additionally, MAD led a team of engineers and consultants to equip the building with all new MEP, IT and life safety systems to service the fully upgraded 189,000sf facility. The upgrades provided full ADA compliance and much more efficient floor layouts increasing the quality of the many student room types. Careful material selections met NYU standards of LEED Silver certification, and Residence Life considers Lipton Hall an exemplary facility as part of its residential portfolio. The window replacement scope and its associated historic restoration work endured a challenging LPC process due to in depth research and community presentations that we performed on behalf of NYU. A variety of DOB and LPC permits allowed for the work to be efficiently scheduled and integrated within the desired construction timeframes. As part of this complex building renovation, MAD secured a new Certificate of Occupancy and the facility was open in time for the subsequent Fall semester
